When you have made an offer to purchase a property which has been accepted by the seller, the services of a property expert are needed to ensure that the property you are buying is what you expect – with no nasty surprises.

It is our job to:
  • Check that your sellers are actually entitled to sell the property
  • Carry out all searches and raise additional enquiries if necessary
  • Act for your mortgage provider
  • Report on your mortgage offer, if applicable
  • Prepare all necessary documents to complete the transaction

  • Obtain your property deeds and up to date copies from the Land Registry
  • Contact the lender to obtain an up to date statement of account
  • Prepare a draft contract and forward copies of the property deeds to the buyer’s solicitors
  • Reply to any enquiries that may be raised by the buyer’s solicitor
  • Liaise with all parties to confirm a completion date and tie this in with any ongoing purchase
  • Formalise the sale with an exchange of contracts
  • Liaise with the estate agents and keep all parties informed of progress
  • Deal with completion of your sale, pay off your mortgage with the sale proceeds and forward any balance due to you
